Design brief and aim:
The project is the corporate headquarters of a leading developer of India: PRESTIGE GROUP. They rank among the top five developers in the country. This building brought together all the various departments of the company, which were previously spread around in five different buildings across Bengaluru. The magnitude of this project was unprecedented for any real estate developer’s office.

As Prestige Group is into development of luxury hotels, malls and high-end residences. The aim was to design cue the same authenticity of their business and offer the luxury and ambience, that they are distinguished for. Architectural/Interior design details – Names of materials/products/designs used where, why and how The Prestige Falcon Tower consist of ground plus 11 floors, out of which six floors belong to Prestige Group. Ground floor houses the Reception lobby area along with the Experience Centre (experience centre is an area that showcases PRESTIGE GROUP’S upcoming projects through an interactive screen for their prospective clients and meet the marketing team for further details)

The First floor consists of the cafeteria, auditorium, pre-function and meeting rooms. Located on the second floor of this tower is the currency museum ‘Rezwan Razack’s Museum of Indian Paper Money’.

The 11th floor is the executive floor for the top management. The other three floors consist of the general offices for various departments of The Prestige Group.
STUDIO SABR was contracted to take up the Interior Fitout and furnishing of the three special floors: (the ground, first and the 11th floor) and the Currency Museum; total Built-up Area of approx. 70,000 sft.

About the project / different area’s /material /products & design:
The design of the ground and the first floor was largely themed on the lines of hospitality projects, so the ambience created matches that of a hotel reception and the waiting areas. Client interactions spaces are more like the Hotel lobbies and Business Centres.

The First floor Cafeteria is no less than a luxury all day dining, the cafe is spread over more than 10000 square feet of space, comfortably seating approx. 200pax. With an organic design, warm hues, green walls and 5 star quality gourmet food, plus an outdoor terrace dining. The exterior of the building is surrounded by some 100 year old green trees nestled in a quiet neighbourhood of Bengaluru, this surely makes a perfect getaway space for the staff and enjoy their breaks.

The Auditorium is probably one of the best in the COUNTRY, with the seating of 70 plus, with pure leather upholstered and quilted auditorium chairs sourced from Spain. The 4k LED screen coupled Dolby Atmos sound system converts this auditorium into a private screening theatre. (The cafeteria and the auditorium is available for private booking – @TheDen_prestigefalcontowers.)

The 11th floor, houses the top management is a complete departure from the design language of the ground and the first floor. Themed around the Neo-Colonial style, the designer has perfectly blended the modern with the Classic. There is an extensive use of solid wood mouldings and rich Sapeli panels inlaid with book-matched mahogany Crotch veneers. The warm Mahogany wooden wall panelling theme is complimented with Heavy moulded doors, Portoro Marble portals, high vaulted ceilings, crystal chandeliers, Bevelled leaded glass Dome, wood flooring and magnificent area rugs.
The furniture is hand crafted and made with top grade Italian Veneers in the UAE. Each piece of furniture was custom made for this project, it involved extensive research and development, shop drawings, samples prototypes to reach the final product.

Besides the Chairman and MD’s office, there is a grand regal boardroom which seats 33. The horseshoe shaped board room table is one of the biggest we have ever made and is probably one of the finest in the country. Again there is an extensive use of book-matched mahogany crotch veneer. The veneer for this project was sourced and selected specially from the finest suppliers in Italy. Mahogany crotch veneer which is pretty difficult to find in such big panels, comes from a very selected part of the tree, and to achieve this level of book-matching was not an easy task, there was an overall wastage of more than 80% to achieve this book matching design.
The executive dining room is a Masterpiece in its own right with stained glass Windows, burl cabinetry, dining tables with marquetry and fine upholstered furniture bring in the ambience of a truly colonial and fine dining restaurant.

Materials used on the GF & FF: imported Perlato Grigio on the wall, Light grey wood marble on the walls and walls, book matched to perfection to create a seamless flow. The horizontal grains of the marble flow onto the horizontal grains of the walnut veneer. Most of the materials used on the ground and first floor are white wood marble, open grain walnut veneer which was imported from Italy. The doors were intentionally made of more than 3 metres height to compliment the available high ceilings in the spaces. There is an extensive use of Black Chrome metal which contrasts with the warm beige and browns of the marble and wood and accentuate the design elements.

How was the project accomplished:
This project was executed within 10 months with a strength of 150+ skilled craftsmen, achieved with the collaboration of some of the finest vendors from India and overseas. Lighting from Lasvit and Preciosa, carpets and rugs from Brinton, wallpapers and fabrics from the likes of Rubelli, Arte and other renowned manufacturers and the bespoke joinery produced at a factory in the UAE comprehensively designed and executed by Consonni and STUDIO SABR.

Any sustainable/green/unique design element:
This building also houses a very interesting museum called the ‘Rezwan Razack Museum of Indian Paper Money’. STUDIO SABR was proud to execute the Museum Fit-Out under the guidance of Mr Rezwan Razack who is perhaps the top Indian paper currency collector. A story was woven around the journey of the Indian paper money starting from the pre-British era and till date. The museum tells us the fascinating history of the various kingdoms and States of Pre-colonial India, the journey of the British East India Company, to India’s Independence followed by the Governors of RBI; the paper money describes a great story for all to enjoy.
On display is a priceless collection of more than 300 currency notes and this Museum is open for students, historians, collectors and the general public for 6 days of the week. It is already been appreciated and featured on various history and TV channels
